4. How should I set the asking price of my home? Use a CMA prepared by your FSBO-El Dorado agent to help you determine a fair sales price that accomplishes all your sales goals. Pricing considerations include a) comparable recent local sales, b) can you sell the property for an amount sufficient to pay off existing loans, c) set a price that includes 3% buyer agent commission so you can entice buyer agents to show your FSBO, d) will you have enough cash left to do what you plan to do, e) don't overvalue the improvements you have made or buyers won't even come to look at your home, f) consider getting an appraisal if you have difficulty determining a reasonable sales price. An unbiased appraisal by a licensed appraiser costs about $400 but it can save you a lot of headaches. Buyers can only get a mortgage based upon the appraised value, regardless of the agreed upon sales price.
