FSBO Selling Tips

  1. Curb Appeal - most buyers are most impressed with the way your home and property LOOK when they first come to your home.  When the buyers drive up and see a home with neglected landscaping and broken down cars in the yard, experience has shown that most often they will not even come inside to see your magnificent interior and layout.  So, cut the grass, pick up the outside junk and take it to the dump.  It might even look so nice you decide to stay in the home. 

  2. Sparkle - if the buyer gets past the curb appeal issue, they will want to see an interior that is clutter free and clean.  Put the cereal boxes in the pantry, get the old mail and newspapers off the counters and into the trash or drawers, pick up the dirty underwear in the bedrooms, get a bottle of Windex and a rag and go to every window and appliance and make them SHINE!  You will get a LOT more money for a home that looks and smells fresh.  You may think it only needs paint and carpet, but the buyer sees a fixer bargain.

  3. Pricing - use a CMA prepared by your FSBO-El Dorado agent to help you determine a fair sales price that accomplishes all your sales goals.  Another FREE service for estimating home value is Zillow.com.  Pricing considerations include a) comparable recent local sales, b) can you sell the property for an amount sufficient to pay off existing loans, c) set a price that includes 3% buyer agent commission so you can entice buyer agents to show your FSBO, d) will you have enough cash left to do what you plan to do, e) don't overvalue the improvements you have made or buyers won't even come to look at your home, f) consider getting an appraisal if you have difficulty determining a reasonable sales price.  An unbiased appraisal by a licensed appraiser costs about $400 but it can save you a lot of headaches.  Buyers can only get a mortgage based upon the appraised value, regardless of the agreed upon sales price.

  4. Spend time designing both your MLS ad and your print ads.  Ask your FSBO-El Dorado agent to review your ideas.  Our agents are experienced in El Dorado County home sales, understand the current real estate market and know what to say to bring buyers to your home.

  10. ESCROW and TITLE INSURANCE - call a local title company to find how much fees are and how they are customarily divided between buyer and seller.  Call your FSBO-El Dorado agent for a recommendation if needed.
